Starting off as a service to help our clients sell their existing parcels (most of which they had not bought with us), this land-resale portion of our overall business has grown into a full-fledged joint-venture department.
Through this department we partner with our clients in different capacities within the real estate space. The most common is in helping interested sellers to find buyers for their property. Any party interested in selling their specific parcel usually approach us, we conduct our due diligence on the property, and afterwards list it among our ‘For-Sale’ portfolio and actively seek buyers for our now-partner that is selling the land.
This is usually helped by the fact that we have a vast network of current and potential clients, plus the consistent marketing we do on all our platforms, not to mention activations and walk-in clients.
Buying a joint venture property from us one can be assured that:
- Highly targeted land acquisition: if looking to buy in a specific area, then this arrangements will work best for you, since we can scout for land in the exact area you wish to buy in.
- Due diligence has been thoroughly conducted: our long list of past clients, professional network and conveyancing know-how should ease any worries regarding title authenticity.
- Proper boundaries are enforced on-site: from survey work to discussions and agreements with local chiefs, neighbours and close relatives of the seller, we ensure the new owner won’t have to deal with any after-sales boundary drama.
- Proper history and record-keeping: It’s very likely that that in the case of the conveyancing for your property we’ll provide you with critical paperwork that you may not have known was important for your records.
- Escrow and money management: Since the funds are paid to us, you can rest easy and hold us solely responsible for title delivery.
- After-sales services: We have handled lots of requests once we provided a client with the titles to the land in the specific area they wanted to buy in. These range from providing subdivision and fencing services, to merging several different plots into one parcel, to overseeing general contracting on their construction at the new site.
Positive cash flow from a rental property is one of the surest ways of keeping (and growing) wealth. However, just like a farmer only benefits when they sell their produce, a property investor only benefits when they properly manage their tenants and income to offset the recurrent costs of owning and running rental units.
Increasing Net Operating Income is a priority, but should not come at the cost of deferring maintenance or reducing operating effectiveness. That is where we come in, offering management packages that cover areas such as:
- Tenant coordination (property tour, letting paperwork, collateral, checkout etc)
- Property marketing (for units and/or other income generating areas on-site)
- Property maintenance (cleaning, garbage collection, plumbing, electrical, security etc)
- Accounting structures (up-to-date income collection, periodic reporting and suggestions)
Many land investors usually don’t have the time, patience or expertise to personally supervise most of the projects they desire to set up on their parcel.
As a one-stop-shop for our investors, we also offer general contracting services for a variety of different real estate projects as those clients may wish implemented. These range from something as simple as doing the fencing on their land to managing entire construction projects as the general contractor.
Some of what we do include setting up and implementing the project plan for:
- Fencing/Boundary setup (stone/brick/cement walls, kayappa & barbed wire, natural barrier – tree lining)
- Landscaping (greenscape – lawns, greenery etc, hardscape – walkways, seating areas etc, and water elements)
- Interior fit-outs (kitchen/bedroom design and setup, workspace design and fit-out for offices)
- Remodelling and renovations (upgrading flooring, electrical/internet connectivity, office rebranding/facelifts etc)
- New construction (project coordination of all aspects regarding implementation of architects plan)
We have extensive experience in dealing with different land-related paperwork processes. Most of these are usually time consuming and take the co-ordination of so many different parties (from local chiefs/tribesmen to different fieldwork professionals and various government agencies) that most people shy away from purchasing a property, due to the hassle involved in processing the title or getting necessary approvals for the undertaking of a given project. As a result, investors like yourself can end up walking away from a given project, despite it being a great investment for your situation.
Some of the conveyancing work we do for clients include:
- dealing with succession cases through to final title processing and transfer to you
- relocating roads within or around a property
- subdividing a property
- merging two or more properties into one parcel (consolidation)
- change or update of use of a given parcel
- pursuit and acquisition of relevant construction permits
So if you know of someone stranded at some stage of the conveyancing process on a land deal, have them reach out to us for a consultation on how they can go about resolving the issue. At the very least we’ll give them information to send them in the right direction, and if we can positively resolve their issue, we’ll take up their case.
